University of Lincoln Cygnet Wharf Student Accommodation

The new student accommodation is a valuable addition to the main University Campus and provides a big contribution to the City by providing much needed on campus undergraduate accommodation for incoming students and freeing up inner city housing for residents. The scheme provides 442 cluster ensuite bedrooms for undergraduates, in three separate buildings, set out in 44 cluster flats of varying sizes, but primarily 10 and 12 bedrooms.

The clusters are sub-divided by the central living space so that "sub-clusters" of students access this space from corridors containing between 5-6 beds.  There is some retail/office space and high quality public realm is provided with destination space along the waterfront.

Thornton-Firkin have provided Project Management and Cost Management services, together with providing project management support within the University's internal Estates team.  The project was procured using a two-stage procurement route and used the NEC3 Contract.

The tight waterside site and the strict programme and budget requirements were challenging but the project team, including Bowmer & Kirkland and Church Lucas Architects, worked closely together to achieve a solution.  This included, for example, the use of a precast concrete panel frame which, amongst other things, saved time and reduced floor to floor heights.
