A Rural Exception site of thirty affordable general needs houses for Stafford and Rural Homes consisting of 22 No. 2 bedroom 4 person, 6 No. 3 bedroom 5 person houses, 1 No. 4 bedroom 6 person house and 1 No. 3 bedroom 5 person disabled bungalow which were designated as 'For Rent' and 'Shared Ownership' to people of the Gnosall parish or with a local connection. The site covers an area of approximately 1.1 hectares and comprised part of a field within the village of Gnosall, Staffordshire.

Thornton-Firkin were employed as Employer’s Agent, Clerk of Works and CDMc on this unique bespoke £3m development which has a site specific and contextual design respecting the local historical vernacular has created a high qulaity residential environment.
The dwellings are traditional in design adopting key generators from the histroical local village to inform the elevational treatments including: a mixture of facing brickwork, rendered facades, stone cills and heads to windows, mock sash windows, projecting bay windows, brick eaves detailing and pitched roofs. The design ethos utilised traditional materials, which repsect the contrext and its setting.
The design and quality of the development has been recognised by the LABC and won the award for "Best Social & Affordable Housing Development" at the Stafford and Shropshire awards ceremony.
