K Village consists of a 80,000 sq ft factory outlet retail centre, 24,000 sq ft of commercial offices together with 90 nr private residential apartments and associated basement car parking and circulation with an overall contract value of £42m. The development also includes a 2,000 sq ft heritage centre for K Shoes which began manufacturing in Kendal in 1842.

Thornton-Firkin were initially appointed as quantity surveyors for the construction of a two storey basement box required to provide car parking/retail storage under an NEC 3 partnering contract.  This very challenging project required the site to be fully dewatered and the extracted water filtered, analysed and returned to the water course via the River Kent (which has SAC and SSSI designation) under an Environmental Agency License.

We were then appointed contract administrators and quantity surveyors for the second phase superstructure contract to build out the retail, offices and residential elements of this mixed use development.  This building has many traditional features including slate pitched roofs and a mixture of dressed and random rubble external walls to make the development fit naturally into the typical Cumbrian residential neighbourhood.
